our process
Concept Design
We work closely with our sister company, Design Partners, to fully understand your needs, wants and aspirations. We analyse the site and gather together all the relevant information before we start the design process.
Before beginning to develop concept plans, the design team would sit down with you to fully understand your brief, visit your site and understand what you would like to achieve for your budget. The architects listen to your dreams about what you want to achieve, understand how you live and then set about delivering something really special to match (or exceed) your expectations while keeping within your budget.
Developed Designs
Taking the concept design the architectural team further develop and refine your plans adding more specific design detailing. We include product types, materials, fixtures, fittings and appliances, all the things that bring your new home to life. The team consults with you throughout so that by the end of this process we will have everything we need to give you a fixed price for construction.
Fixed Prices, Contracts and Guarantees
For your peace-of-mind Build Partners provides you with a comprehensive written building contract containing a fixed construction price and an agreed construction time-line for you to review and seek advice on from your solicitor. As Master Builders, we also offer you a 10-year Master Builder guarantee which includes deposit insurance and a completion guarantee. We also include a comprehensive maintenance guarantee even after you have moved in.
Council Consents
Once the design, price and timeframes are all agreed, we prepare the documentation and detailed plans to meet Auckland Council’s requirements for applying for a building consent. If there are any other consents required we apply for these during this time.
Interior Design and Colour
While we wait for Council to approve the Building Consent, our skilled and very passionate interior design team will work with you to customise your interior and exterior design schemes to your particular taste. This includes full kitchen design, interior and exterior colour selection, and a complete interior product review including floor coverings, bathrooms, window shades, curtains and blinds. Our design team are passionate about making your new home amazing.
Construction Phase
Our team of qualified Master Builders will be ready to start once the consents have all been issued. At this time you will be introduced to your dedicated Project Manager who will manage and oversee the complete build process from start to finish. Your Project Manager will keep you updated and answer any questions you may have along the way. Our architectural team will also keep a close eye on the project to ensure the design intent is preserved throughout the construction phase.
Move In
Before you move in we will ensure that your home has been issued with a Code Compliance Certificate (CCC) as sign-off from Auckland Council. At Build Partners we are also committed to your property even after you move in so, in addition to the 10-year guarantee offered through the Master Build Association, we also offer a comprehensive Maintenance Guarantee. Your Project Manager will keep in touch with you even after you move in to ensure that everything is just as we promised.
